Terms of Service
These are the terms on which Clean Best Australia provides cleaning services. They are written to be read rather than survived, and every one of them is open to a conversation before you sign anything.

1. Who we are
Clean Best Australia operates from 54 Columbia Rd, Seven Hills NSW 2147 and provides cleaning services across Sydney metropolitan and New South Wales. In these terms, “we” and “us” means Clean Best Australia, and “you” means the person or organisation engaging us.
2. Quotations and the written scope
We do not quote over the phone. A supervisor inspects each site at no charge and we issue a written specification and a fixed price, normally within 24 hours. The specification lists the tasks performed at each visit, weekly, and on a periodic cycle. That document — not this page and not a conversation — defines the work.
The price is fixed and does not change unless the scope changes. If the site changes materially — an extra floor, a new tenancy, a change of use — we will tell you what that does to the price before we do the work, not afterwards on an invoice.
3. The agreement is rolling
There is no lock-in term and no minimum period. Either party may end the agreement with thirty days written notice, whether it covers one site or fifteen. Sites can be added or removed within the agreement without renegotiating it.
4. Access
You are responsible for giving us safe and reliable access to each site during the agreed window. Access credentials — keys, codes, lockboxes, swipe cards — are recorded on the site register, disclosed only to the cleaners and supervisors assigned to that site, and returned or revoked when the agreement ends.
If we cannot access a site during the agreed window through no fault of ours, we will contact you and reschedule where practical. A visit that cannot be rescheduled and could not be performed may still be charged.
5. Standard of work and rectification
Work is performed to the written specification for that site. A supervisor audits each site monthly against that document and sends you the findings. If work falls below the specification:
- Tell us, or wait for the audit to find it — both routes end in the same place.
- We will rectify it before the next scheduled visit, at our cost, without a negotiation about fault.
- Where a site repeatedly falls below standard, we change the cleaner rather than write you an explanation.
For end of lease and make-good cleaning, if a final inspection raises a cleaning item within seven days of our attendance, we will return and rectify it at no charge. We do not guarantee the return of a bond, which can be withheld for reasons that have nothing to do with cleaning.
6. What is outside our scope
Some work is excluded as a matter of policy, and the exclusions are written into each site’s specification rather than left to a cleaner’s judgement:
- Clinical waste and sharps, which remain with the practice under its own waste contract.
- Pool water chemistry and plant operation, which remain with the site or its pool contractor.
- Heritage conservation, organ care and stained glass in places of worship.
- Chemical storage and specimen handling in school science areas.
- Moving heavy furniture, work at height beyond a step ladder, and any task requiring a licence or competency we do not hold.
7. Surfaces and pre-existing condition
We record the surfaces at each site and the method to be used on them at the inspection. Where a surface is already damaged, worn or at the end of its serviceable life, we will tell you at the quote rather than after the work. Cleaning restores soiled surfaces; it does not repair damage, and no contractor who tells you otherwise is being straight with you.
8. Insurance and compliance
We hold twenty million dollars of public liability insurance and workers compensation cover for everyone on our roster. Certificates of currency are issued to you, your building manager or your compliance contact before mobilisation. Where a site requires it, we produce a Safe Work Method Statement, a chemical register with safety data sheets, police check records and Working with Children Check numbers before the first shift.
9. Liability
We take responsibility for loss or damage caused by our negligence, and our insurance exists for exactly that purpose — report it to us promptly and we will deal with it. We are not liable for pre-existing damage, for fair wear and tear, for damage arising from a defect in the premises, or for loss you could reasonably have avoided.
Nothing in these terms excludes or limits any right you have under the Australian Consumer Law that cannot lawfully be excluded or limited.
10. Payment
Invoices are issued on the cycle set out in your written scope and are payable on the terms stated on the invoice. Multi-site clients receive one consolidated invoice rather than one per address. If an invoice looks wrong, call us before paying it — an invoice query is a five-minute conversation and a debt collection notice is not.
11. Our people
The cleaners on your site are on our roster, police-checked, inducted on your premises and covered by our workers compensation policy. Please do not offer them direct employment during the agreement or within six months of it ending; if you would like to, talk to us and we will find a sensible way through it rather than pretending the situation has never arisen.
12. Changes to these terms
If these terms change, the revised version appears on this page with a new date. Changes that materially affect an existing agreement are communicated directly rather than left here to be discovered.
13. Governing law
This agreement is governed by the law of New South Wales, Australia, and the parties submit to the jurisdiction of its courts.
